Project Name: “DEFENCE WARRIOR RESIDENCY”, MURAR, GWALIOR .
Development work at the project site is nearing completion. The development work has been done as per the laid down instructions of TNCP Gwalior.
Current Status of Development work:
100% Roads have been aligned and demarcated.
100% Electric poles have been erected.
100% Land has been leveled in the complex.
100% Water Supply system completed
100% Sewer and STP work completed.
100% Parks levelled.
100% Plots have already been demarcated.
Issue of NOC
Issue of NOCs for allottees to take over possession of plots is in process. 45 days time from date of issue of individual NOC is being given to the allottee to do the needful. Allotment of the plot is subject to cancellation in case possession not taken over by the applicant or his/her authorized representative within 45 days of issue of NOC. Applicants may confirm the status of NOC from helpline.
Boundary Wall and Soil Filling
All allottees are requested to complete the boundary wall and soil filling of their plots within 2 months of taking over the physical possession. Specifications of boundary wall given on the letter attached above.
Maintenance of Complex
Maintenance charges @ Rs 1/-per sq ft per month is payable by allottees for the period 01 Jan 2015 to 31 Dec 2015.
Execution of Sale Deeds
Sale deeds of the plots to be executed in favour of the allottees on completion of boundary wall and soil filling within the stipulated time of 2 months. Possession letter issued to the applicants shall become null and void in case boundary wall and soil filling not completed in the given time. For such allottees, sale deed shall not be executed and allotment letter and possession certificate shall be treated as cancelled and paid up amount of the individual will be refunded back with 10% simple interest thereupon without any notice.
Allottes are requested to make payments of their stamp fee, stamp duty, lawyer’s fee etc directly to the authorized lawyer/PLO of the organization and get their sale deeds executed.
The process of mutations will be undertaken by the applicants under their own costs and arrangements, assistance if required will be provided.

Construction of Houses
All houses in the complex shall be constructed with ground base not more than 70 mm above the road level. The frontal elevation /projection the houses will be same for all houses in the complex. No one is permitted to encroach upon any common space including space on/over roads or parks or neighbors’ plot in any manner. Allottee has to complete the construction of the house within 3 years of execution of sale deed after taking required permission from Municpality/Nigam.
Sale /Resale of Plots
There is no restriction on sale and resale of the plot subject to payment of transfer fee at the rate of 2% of sale value both by the seller and buyer. Prior permission is required by both seller and buyer from SWO-India after payment of applicable transfer fee. Any sale resale without permission from SWO-India is subject to cancellation of the allotment and forfeiture of paid up amount.
All residents (owners/tenants) shall seek society membership as and when it is formed as per the rules of Govt of Madhaya Pradesh.
